The context

Spain runs on property managers using software from 2003.

There are over 100,000 administradores de fincas in Spain, and most of them manage entire residential communities with desktop tools built two decades ago — no mobile, no self-service, no real-time anything.

The cost is hidden but constant: managers spend hours printing receipts, chasing residents by phone, and pushing paper. Residents, meanwhile, feel completely disconnected from how their own building is run — every request is a phone call, every notice a sheet taped to the elevator. The market had modernized everything except the layer people actually live inside.

The solution

One platform. Two audiences. Zero paper.

For the manager

A complete web dashboard to run every community from one place — residents, monthly receipts, broadcast notices, bookable spaces, maintenance tickets, polls, documents, and direct chat.

An onboarding wizard sets up a new manager, builds their communities from a floor/unit config, and bulk-imports residents from CSV — sending every credential automatically.

For the resident

A mobile app — installable on iOS and Android with no app store — to receive notices, book the pool or gym, download receipts, report issues with photos, and vote in community polls.

An AI assistant answers common questions instantly, and only escalates to the human administrator when it genuinely can't help — keeping people in the loop only when needed.

An OpenAI-powered assistant that understands every platform feature, resolves common issues, and connects residents to their administrator only when it can't — with a summary of the conversation.

A progressive web app that installs on iOS and Android without an app store, with push notifications, offline caching, and a native-like interface.

Real-time everything

Live badges, chat, and notification counts stay in sync across all panels. Maintenance mode broadcasts to every user instantly from the super-admin panel.

Automated receipts & email

Monthly PDF receipts generated and tracked automatically, plus a full transactional email system for credentials, reminders, and booking confirmations.

Bilingual + dark mode

Full Spanish and English support with a dark/light theme toggle, all UI and dynamic content translated, persisted per user.

Onboarding wizard

A three-step guided setup that creates a manager, configures their communities, and bulk-imports residents — sending all credentials on completion.

How it's built

A lean stack that ships by uploading a file.

The entire platform runs as a handful of static HTML files against Supabase — no build pipeline, no containers, no DevOps overhead. Server-side logic lives in Edge Functions, so the architecture stays simple while the product stays secure.
